At 139 sqm, TOPO’s workplace needed to accommodate a significant amount of functionality within a relatively small footprint. Workstations, storage and shared areas all competed for the same floor space, while clear circulation remained essential to how comfortably the office could operate day to day. In a workplace of this size, even small planning decisions have an outsized impact, with additional capacity easily creating congestion or reducing the usability of surrounding spaces.

The challenge was therefore not simply to fit everything in, but to find the right balance between capacity and comfort. Greater Group approached the brief around space efficiency, looking at how each part of the floorplate could perform more effectively while maintaining a workplace that felt open, practical and considered.

Greater Group started with the planning, carefully resolving workstation layouts, circulation, storage and shared functions as one interconnected system. Workstations were positioned to improve movement through the office, while storage was integrated into the architecture to keep the working floor clear and reduce the need for additional freestanding furniture. Shared areas were also planned to perform multiple functions, allowing valuable floor area to be used throughout the working day rather than dedicated to a single purpose.

Once the fundamentals were resolved, the design introduced character without adding unnecessary visual complexity. Circular wall elements, pendant lighting and considered brand details give the workplace identity, while the restrained approach to materiality and detailing helps preserve a sense of openness. The result is a plan where efficiency comes from better organisation rather than simply putting more into the space.

The completed workplace demonstrates what can be achieved within 139 sqm when space efficiency drives the design from the outset. Workstations, integrated storage, circulation and shared functions come together within a compact floorplate without making the environment feel overfilled. Each element has been considered in relation to the next, giving TOPO the functionality and capacity it needed while maintaining a comfortable day-to-day workplace.

That efficiency extended to delivery. Greater Group took the project from design through build in just 10 weeks, with four weeks of design followed by six weeks of construction. The result is a compact workplace that makes better use of both space and programme, maximising a limited footprint while delivering a considered, functional office within a tightly managed timeframe.
