A Flagship on Melbourne's Principal Retail Pitch

Pandora required a flagship on Bourke Street Mall, the highest-traffic retail address in Melbourne, presenting the brand at full expression rather than at the scale of a standard mall store. Two adjoining tenancies at 280 and 282 were to be combined and trade vertically, which set the defining requirement: a vertical flagship has to persuade customers to leave the ground floor, so circulation, sightlines and the visibility of the upper levels from the entry carry more weight than they would in a single-level tenancy. The work was staged, with the lower levels delivered first and the upper levels following as a second phase in 2018, so the first stage had to trade successfully on its own while anticipating the expansion above it.

02 Our Approach

Managing a Complex Five-Level Flagship Build

Greater Group led the end-to-end build management of the flagship, overseeing tendering, procurement, programme management, contract administration, variations, defect management and project reconciliation, alongside planning approvals, permits, material certification and regulatory compliance with the City of Melbourne.

The project transformed two separate tenancies into a single five-level flagship, requiring significant structural works to create new floor openings and vertical circulation within an existing building. Extensive steel modifications formed the foundation for the new retail environment, while premium architectural elements , including a frameless glazed shopfront, stackable folding doors, glass awnings, brass detailing and feature stair elements, brought the flagship concept to life.

03 Project Outcome

Delivering a Landmark Bourke Street Flagship

The completed flagship establishes a new benchmark for Pandora in Australia, a five-level destination store on Melbourne’s premier retail strip, created by seamlessly combining two existing tenancies into a single retail environment. Delivered in two carefully staged phases, the project enabled uninterrupted trading while the upper levels were constructed above an operational store, demonstrating Greater Group’s ability to deliver complex flagship environments with minimal disruption.
