Testing a New Crocs Concept at Jewel Changi
Adapting the Global Concept to Jewel’s Tenancy Rules
Crocs required its Modular Concept Store delivered into Unit 04-208 at Jewel Changi Airport, working from the brand’s established concept guideline. Jewel brought a highly controlled retail environment, with its own renovation and tenancy design requirements around access, services, approvals and fitout delivery, alongside the operational demands of an airport destination serving an international customer base.
The brief was to preserve the integrity of the modular concept while resolving it for the specific conditions of the tenancy. The fixture system, planning and customer experience needed to remain consistent with the wider Crocs standard, while the technical design responded precisely to Jewel’s site conditions and landlord requirements. For a modular format, consistency is where the value sits, so the task was to adapt the tenancy around the concept rather than allow site constraints to dilute the system.
Resolve the Tenancy Through Documentation
Greater Group surveyed the tenancy and developed the store as a detailed three-dimensional model, testing the global concept against the actual dimensions, services and physical constraints of the unit. Fixtures and detailing were resolved around both the customer experience and what could realistically be manufactured, transported and installed under Jewel’s access conditions.
Delivered as a design engagement, the scope extended beyond the issued drawings. Greater Group coordinated the mechanical, electrical and lighting design, prepared the endorsement drawings required for tenancy approval and produced as-built documentation once construction was complete. Resolving these interfaces through design and documentation created a coordinated package that the landlord could approve and the contractor could build.
A Repeatable Concept, Proven and Recorded
The completed Jewel Changi store demonstrated that Crocs’ Modular Concept Store could retain its form within one of the region’s more operationally demanding retail environments. The brand remained clear and recognisable to an international audience, while the tenancy-specific technical requirements were absorbed through the design and documentation rather than changing the underlying retail system.
Jewel Changi became Greater Group’s first Crocs engagement and established an important part of the relationship that followed: taking centrally developed retail standards and resolving them into market- and site-specific design documentation for delivery across the region.
